These Terms and Conditions ("Terms") govern your use of services provided by Team Luxe Real Estate ("we," "us," or "our"), including our website, onboarding forms, email communications, and SMS text message program. By submitting our onboarding form or consenting to receive communications from us, you agree to these Terms.

Services

Team Luxe Real Estate provides licensed residential real estate brokerage services in Washington State, including buyer representation, seller representation, and transaction coordination. Togasii Peko holds WA Broker License #22036111 and operates under Coldwell Banker Bain.

Our services are provided to clients engaged in real estate transactions in Washington State. Nothing on this site or in our communications constitutes legal, financial, or investment advice. Always consult a qualified attorney or financial advisor for such matters.

SMS Text Message Program

By providing your mobile phone number and checking the consent box on our onboarding form, you expressly agree to receive SMS text messages from Team Luxe Real Estate at the number provided. Messages may include:

• Real estate transaction deadline reminders and milestone notifications
• Document status updates and requests
• Inspection, signing, and closing appointment confirmations
• Market update notifications relevant to your property or search area
• Follow-up communications regarding your home search or transaction

Opt-out: You may opt out of SMS communications at any time by replying STOP to any message. You will receive one final confirmation and no further messages will be sent. To re-enroll, contact us directly.

Consent and Authorization

By submitting our onboarding form at forms.justaire.com, you confirm that:

• You are the owner or authorized user of the mobile number provided
• You are 18 years of age or older
• You consent to receive SMS communications from Team Luxe Real Estate at the number provided
• You understand that consent is not a condition of purchasing any real estate services

Acceptable Use

You agree to use our services and communications platforms lawfully and in good faith. You agree not to:

• Provide false or misleading information
• Use our services for any unlawful purpose
• Interfere with or disrupt our systems or communications
• Impersonate any person or entity

Washington State Real Estate Disclosures

Team Luxe Real Estate operates in compliance with Washington State real estate law and NWMLS regulations. As required by RCW 18.86, we provide agency disclosure to all clients. Buyer and seller representation agreements govern the nature of our agency relationship.

Real estate transactions involve significant financial decisions. We strongly encourage all clients to review all contracts carefully and consult with legal and financial professionals as appropriate.

Intellectual Property

All content on our forms, websites, and communications — including the Team Luxe Real Estate name, logo, and branded materials — is the property of Team Luxe Real Estate and Coldwell Banker Bain. Unauthorized use is prohibited.

Limitation of Liability

To the fullest extent permitted by Washington State law, Team Luxe Real Estate shall not be liable for any indirect, incidental, or consequential damages arising from your use of our services or communications. Our total liability shall not exceed the compensation paid to us in connection with the relevant transaction.

Governing Law

These Terms are governed by the laws of the State of Washington. Any disputes shall be resolved in Kitsap County, Washington.

Changes to These Terms

We may update these Terms from time to time. The most current version will always be available at forms.justaire.com/terms. Continued use of our services after updates constitutes acceptance of the revised Terms.
